Fair Housing Guide

Guided Home Realty supports the federal Fair Housing Act, the California Fair Employment and Housing Act, and the Unruh Civil Rights Act. The following is our public fair-housing notice — the same one we provide to every client in writing at the start of a listing or buyer engagement.

Our commitment

Guided Home Realty is fully committed to the principles of equal opportunity in housing. We comply with the federal Fair Housing Act of 1968 (as amended), the California Fair Employment and Housing Act (Cal. Gov. Code §§12900 et seq.), the Unruh Civil Rights Act, and the California Department of Real Estate's anti-discrimination regulation (DRE Regulation 2780). Every team member, contractor, and affiliate of the brokerage operates under these laws — without exception.

Protected classes

It is illegal to discriminate in the sale, rental, financing, or advertising of housing on the basis of any of the following characteristics: · Race or color · Religion · National origin or ancestry · Sex, including gender, gender identity, gender expression, sexual orientation, pregnancy, childbirth, or related medical conditions · Familial status (including children under 18 and pregnant women) · Disability or medical condition · Marital status · Source of income (including housing vouchers and federal subsidies) · Age · Military or veteran status · Genetic information · Citizenship or primary language · Immigration status · Any other characteristic protected by California or federal law

Conduct we will not engage in

· Refusing to show, list, sell, or rent a property based on a protected characteristic · Steering buyers toward or away from neighborhoods based on the demographics of those neighborhoods · Misrepresenting the availability of a property · Using discriminatory advertising language or imagery · Applying different terms, conditions, or services · Refusing to make reasonable modifications or accommodations for a person with a disability · Retaliating against any person who exercises a fair housing right or assists another in doing so

Reasonable accommodation and modification

We will provide the accommodation at no cost to you, promptly, and without making the request part of the transaction record.

If you believe you have been discriminated against

You have multiple complaint channels available to you. You may use any or all of them; the deadlines are separate. · U.S. Department of Housing and Urban Development (HUD) — 1-800-669-9777 (voice), 1-800-927-9275 (TTY), or hud.gov/fairhousing. Complaint window: one year from the discriminatory act. · California Civil Rights Department (CRD) — 1-800-884-1684 (voice), 1-800-700-2320 (TTY), or calcivilrights.ca.gov. Complaint window: one year from the discriminatory act. · California Department of Real Estate (DRE) — 1-877-373-4542 or dre.ca.gov. For complaints specifically against a real estate licensee. · Guided Home Realty internal complaint — info@guidedhomerealty.com or attention Casy Rasti, Broker. We acknowledge within one business day and resolve within ten business days. Filing an internal complaint does not waive or shorten your right to file with HUD, CRD, or DRE.

New York Fair Housing Notice (cross-jurisdictional courtesy)

Guided Home Realty does not operate in New York; we are licensed only in California. We post this notice for visitors arriving from New York-based listings or referrals. New York State law requires real estate brokers and salespersons to provide the New York State Department of State Fair Housing Notice to all prospective buyers, sellers, tenants, and landlords. The full New York Fair Housing Notice is available at dos.ny.gov/fair-housing-notice. New York residents should work with a New York-licensed broker for New York property.

Equal Housing Opportunity

We support and abide by the principles of the federal Equal Housing Opportunity program. Our marketing materials, listings, photography, advertising, and website are reviewed for inclusive language and imagery. We post the Equal Housing Opportunity logo on physical and digital listing materials in accordance with HUD advertising regulations (24 C.F.R. § 109).

Source of income protection (California-specific)

Effective January 1, 2020, California law (Senate Bill 329 and Senate Bill 222) added source of income — including federal housing assistance vouchers — to the protected categories under FEHA. It is unlawful for a housing provider, landlord, or seller to refuse to consider a buyer or tenant solely because their income comes in part from Section 8 or another voucher program. Guided Home Realty advises clients of this requirement and will not facilitate any transaction that violates it.
