Yes — commission rates are negotiable under California law. We charge $999 up front and $5,000 at close because software and a tight team handle the work that used to justify a 6% commission. Same MLS, same disclosures, same fiduciary duty. Different line on your closing statement.

Two payments, total $5,999 for a successful sale. $999 at listing-agreement signing — paid via Stripe the moment you sign — covers photos, signage, the dedicated property page, open houses, and every marketing dollar. $5,000 is paid out of escrow only when your home closes. Same price on a $500K home or a $3M home — no tiers, no upsells. The $5,000 only applies on a successful close; the $999 covers immediate work delivered.

We earn the same $5,999 whether your home sells in 7 days or 70. Speed is our incentive — not commission size. The faster we close, the faster we move to the next listing.

Your $999 stays paid — it covered the real costs we incurred immediately: professional photography, signage, MLS entry, the dedicated property page, marketing. The $5,000 closing fee is the conditional part; if escrow never closes, that $5,000 is never collected. Under PriceGuard™: if we missed our AI floor price within 90 days and your seller checklist is complete, we extend the listing at no additional fee and keep working until it closes — no second $999.
